Overview

Fund the whole fit-out. Keep your working capital.

A quality fit-out changes how a business trades. It draws customers in, helps staff work better and lifts the value of the space. It also ties up a large amount of cash at exactly the moment you need it for stock, staff and opening.

Fit-out finance spreads the cost of fitting out or refurbishing commercial premises over fixed monthly payments. It covers the fixtures, joinery, refrigeration, HVAC, lighting, flooring and equipment that make up the finished space, and can often include installation and design costs.

Oak Leasing is a bespoke pan-European funding facilitator for equipment finance across the UK and Europe, established in 1992. We are not a lender. We structure each fit-out around your project, cash flow and timetable, then place it with the right funder from a panel of more than 40, in GBP or EUR.

We have financed thousands of fit-outs for clients ranging from multinational retailers and national pharmacy groups to independent restaurants, hotels and high-street shops. Every agreement is explained in plain English before you sign, with no hidden fees.

What we fund

Hard assets, soft costs and everything in between

  • Shopfronts, counters and joinery
  • Shelving, gondolas and display systems
  • Refrigeration and cold rooms
  • HVAC and air conditioning
  • LED and feature lighting
  • Flooring and ceilings
  • Commercial kitchens and bar equipment
  • EPOS, digital signage and AV
  • CCTV, access control and security
  • Office furniture and workstations
  • Dispensary and treatment-room fit-outs
  • Installation, design and project management

Fit-outs rarely fit neatly into an equipment schedule. A typical project mixes movable equipment, installed fixtures and labour. We structure the finance around that mix so the whole project can be funded together, rather than leaving you to cover the gaps in cash.

Soft costs such as installation and design can usually be included alongside the hard assets, subject to funder appetite and the overall project mix.

01

Finance lease

Fixed rentals over the life of the fit-out, typically three to seven years, with VAT spread across the rentals rather than paid upfront.

02

Hire purchase

Own the assets at the end of the term, with capital allowances available from the start. More on hire purchase equipment finance.

03

Operating lease

For assets with a strong resale value, such as refrigeration or technology, keeping rentals lower and giving an upgrade path at term end.

04

Refinance a completed fit-out

Paid for the project in cash? Release that capital back into the business through asset refinance.

For shopfitters & fit-out contractors

Put a monthly price on every proposal

Clients rarely say no to a well-designed fit-out. They say "not yet" to the capital cost. An Oak Leasing vendor leasing programme builds finance into your quote, so the decision becomes an affordable monthly payment rather than a budget approval.

We handle the credit applications, documentation and payment to you, with the same plain-English approach your customers get. Programmes work for single-store upgrades and multi-site rollouts, and smaller projects from £10,000 are considered within the programme.

  • Close projects faster, without waiting on capital budgets
  • Get paid in full, with funding aligned to your project schedule
  • Win bigger specifications when the monthly figure is affordable
  • Consistent terms for clients in the UK and across Europe
  • One partner instead of separate local lenders in each country
Pan-European rollouts

One fit-out programme, many countries, one point of contact

Brands expanding across Europe often find each country brings its own lenders, documentation and credit process. Oak Leasing works with more than 40 funders across over 30 countries, so a rollout spanning the UK, Ireland, Germany, France, the Netherlands, Spain or Italy can be funded under consistent terms and managed through one relationship.

For UK businesses fitting out with European-manufactured equipment, such as Italian refrigeration or German kitchen systems, we can arrange stage payment funding. The funder pays the manufacturer's stage payments, secured by an advance payment guarantee, and you pay only interest on those payments until delivery. It is a structure most main clearing banks will not offer.

FAQs

Fit-out finance questions

What is fit-out finance?

Fit-out finance spreads the cost of fitting out or refurbishing commercial premises, such as shops, pharmacies, restaurants, hotels and offices, over fixed monthly payments instead of one large upfront payment. It typically covers fixtures, joinery, refrigeration, HVAC, lighting, flooring and equipment, and can often include installation and design costs.

What size of fit-out project does Oak Leasing fund?

Our focus is fit-out projects and rollouts from £100,000 to £10 million, in GBP or EUR. Smaller projects from £10,000 are considered within vendor leasing programmes run with shopfitters and fit-out contractors.

Can soft costs like labour and design be financed?

Often, yes. Installation, design and project management costs can usually be included alongside the hard assets, subject to the funder's appetite and the overall mix of the project.

Can you fund a multi-site fit-out rollout across Europe?

Yes. We work with more than 40 funders across over 30 countries, so a multi-site rollout can be funded under consistent terms with one point of contact, rather than separate arrangements with local lenders in each country.

Is Oak Leasing a lender?

No. Oak Leasing is a bespoke pan-European funding facilitator for equipment finance across the UK and Europe, established in 1992. We structure each fit-out deal and place it with the most suitable funder from our panel. Fees are typically paid by the funder on activation.

How can shopfitters offer finance to their customers?

Through an Oak Leasing vendor leasing programme. Finance is built into your proposal as a monthly payment, and we handle credit applications, documentation and payment to you, helping projects get approved faster. How to become a supplier.
